

Residents Information
Bedding and Towels
All Visitor Flats on campus are provided with bed linen and bedding. The bed linen will be changed once weekly by Cleaning Services. Towels are NOT provided.
Building Projects
UEA is currently engaged in a programme of redevelopment and refurbishment, including the construction of new student residences and an extension to the library. You will encounter noise and disruption as you navigate around the campus.
Cancellations
If you wish to vacate your flat before the end of your booking, please give two weeks' notice of the date of vacation. If you fail to give two weeks' notice, you or your department at UEA may be liable for two weeks' rent. Cancellations should be communicated to the Student Accommodation Office in writing.

Catering
All Visitor Flat Accommodation is self-catering. There is a small supermarket on campus, plus a number of brand-new catering outlets serving hot and cold food and beverages from baked goods and snacks, to specialty coffee and baguettes, to three-course dinners.
Cleaning
All flats on campus will be cleaned and bed linen changed once per week. As a Visitor Flat Resident, you will be expected to keep your Flat reasonably clean and tidy and to do your own washing-up (basic cleaning and washing-up materials provided).
Departure
You must vacate your flat by 10am on your day of departure. Please ensure that your flat is left in a reasonably clean and tidy condition, and that all personal items are removed, including unwanted items and rubbish. Keys should be returned to the Accommodation Office, along with any swipe cards or parking permits which may have been issued to you.
Please ensure that you are up-to-date with payments for your accommodation and your telephone calls.

| There are branches of the main clearing banks on The Street. Opening times are generally between 1000-1500 Monday to Friday |
| Travel Links |
| The UEA has frequent bus links to the city centre, the train station, and the Norfolk and Norwich hospital, as well as coach links to Gatwick, Heathrow and Stansted. |
| Bars |
| The Union bar on the street, the Hive and the Grad bar in the LCR, are fully licensed and serve a range of hot and cold bevarages, sandwiches and snacks |

| Food outlets include coffee bars and buffet restaurants. |
Heating
Flats in Suffolk Walk and the Ziggurats are serviced by a hot water radiator system connected to the University's central boiler house. Radiators are fitted with Thermostat valves. In Suffolk Walk, there is also an electric control panel situated in the main living area which allows you to control the heating system centrally. Please see the operating instructions provided.
Nelson Court and Constable Terrace are serviced by a heat recovery ventilation system. A controlled level of fresh, warmed air is supplied to each room through the grill near the floor level and stale air is extracted at ceiling level through the outlet in the shower room and the hood in the kitchen. Please make sure that you do not obstruct the low-level inlet grills. Additional heating is available from the electrical panel heater. Do not dry wet clothes on the heater.
Insurance
University property is covered by the University's insurance policies. Visitors are responsible for making the appropriate arrangements to insure their own personal possessions.
Internet Connections
Members of UEA staff may connect to the University Computer Network via the network connection in each flat on campus. Your department will provide you with a user name and password to gain access to the network.
You must provide your own Personal Computer and you will need to obtain and install an Ethernet card and TCP/IP software in order to gain network access.

Keys
lost keys and lock-outs
If you lose your key or lock yourself out, you can obtain a replacement from the Accommodation Office during office hours. If the replacement key is not returned to us within seven days, we will invoice you for the cost of the key, which is currently £10.
If you are locked out outside of office hours, please contact security personnel at the Security Lodge.
Key Return
All keys must be returned by 10am on the day of your departure. If your key is not returned, you will be invoiced for the cost of replacing the lock on your flat, which is currently £20.
Visitors should arrange for all personal mail to be delivered to their department at UEA. For example, if you are affiliated to the school of Maths, your address would be:

Please note that the Accommodation Office is under no obligation to forward your mail.
Maintenance
The University provides Maintenance Services for all residences. If you require Maintenance services, please contact us at the Accommodation Office. Please report any defects or damages to us immediately.
Maintenance jobs are allocated on a priority basis and according to available staff, and we cannot specify when the work will be carried out. If you are not at home when maintenance staff call round to your flat, they will enter cautiously and proceed with the work.
Noise
You should be aware that the Visitor Flats on campus are part of the University Residences. Although your flat is self-contained, you will effectively be living amongst students, the majority of which are living away from home for the first time. Students are bound by the Terms and Conditions of the Licence to Occupy University Residences to keep noise to a minimum between 23.45 and 07.30. However, it is not always easy for us to keep noise under our control, and you may experience some disruptions from time to time.
Parking on Campus
Parking on campus is very restricted, and UEA residents are not normally allowed to park.
The Accommodation Office has a small number of parking permits for visitors wishing to bring a car. Please apply to the Accommodation Office in advance for a parking permit.
Permits are issued with instructions which you should read carefully to avoid clamping. Residents of Suffolk Walk will be able to park on Suffolk Walk, but the residents of the Ziggurats and Nelson Court must park in the main car park.
Wood Hall Cottage has its own private (unsheltered) off-road parking.
Payments
An invoice for the full amount of the Licence fee (ie the nightly rate multiplied by the number of nights reserved) will be sent to your departmental address a few days after you check in. You will have 28 days from the date of the invoice to make payment arrangements and the appropriate initial payment with our Cashiers Office in the Registry Building (V1 on the campus map).
If you will be a new member of full-time or temporary staff at UEA, your employee number acts as your account number, and the invoice is sent directly to you. If you are visiting for a short period of time, we will create an account for you, and the invoices will be sent care of a nominated full-time member of UEA staff in your department.
If your department is paying for your accommodation, we will deal directly with them and you will not receive an invoice.
Safety
Fire Safety
Please make sure you know what to do in the event of fire. Instructions are posted in each flat, which you should read at your earliest convenience.
In the Ziggurat, Constable Terrace and Nelson Court Flats, there are automatic smoke and heat detectors fitted. In the event of a fire these will activate the alarm system and the Fire Service will be alerted automatically. Please therefore avoid accidentally activating the alarm by making sure you ventilate properly when cooking or showering.
In Suffolk Walk, domestic type smoke detectors are fitted which are not connected to an alarm system. In the event of a fire you should evacuate and contact the Security Lodge immediately.
In Wood Hall Cottage, smoke detectors are fitted and connected to the mains supply. In the event of a fire, please evacuate and call the fire service immediately.
Child Safety
Minors must be properly supervised by an adult at all times.
The roadway in front of Suffolk Walk can be very busy, particulalry with building works traffic, and young children must be kept away from the building site opposite. Visitors with young children are asked, in their own interests, not to allow children to play on the road outside the houses.
Visitors to Suffolk Walk should also note that there is a drop outside some of the lounge windows and care should be taken when the window is open.
Telephones
All two-bedroom flats have a University Telephone extension for any internal, local, national and international calls you may wish to make. Residents are liable for the costs of all external calls, plus VAT. An invoice and copy bill is sent monthly to each resident. Payment is arranged with the Cashiers Office in the registry building.
University Extensions are planned for the one-bedroom Flats.
There are public telephones near the Security Lodge - both card and coin phones.
Terms and Conditions
When you check in, you will be asked to sign a Licence Agreement for your flat. The Licence Agreement sets out the reservation dates and fees, and binds the named Licensee to abide by the Terms and Conditions of the UEA Visitor Flat Licence Agreement.
